  8. I like what have to you say. I own 50 units with 90+ occupancy. I have a sale and owe. If I could restructure fixed loan already in place with a wrapped mortgage or payoff, I could help my buyer(my contractor) qualify and bring me to the table. The problem is year two where my mortgage company wants 13 percent. I am looking at keeping present mortgage at so new buyer will pay me and take ownership to run tenant rate to 97 percent filled, keeping balance. In a NUTSHELL I WANT TO CASHOUT WHILE ASSISTING MY BUYER. Can you help? We have positive cash flow each month.

  45. Peter: I am a great fan of yours and I learned alot from your book on Commercial Property for Dummies. This new flipping commercial properties sounds like a great program especially since you put up the funds and I am wanting to participate. However I have had a great deal of problems identifying banks who will deal directly with me on their distressed properties. Most have asset managers who have a contract with area real estate borker (ie. CB, Marcus & Millichap, Lee &Assoc. etc) to sell the properties at market rate prices thus removing all of the profits.. I have the investors but I just can’t get the deals from the bank. If you can convince me that you have access to obtaining these properties from the bank, then you got my commitement to your program. I am an experience commercial broker and if you can show or tell me how to get the properties and buy with your money then we can do lots of deals.

  88. How long would it take the “average guy” to go through the training material? Is it possible to take 4-5 hours a day and get through all the material in a week to 10 days?
    After that, following what is taught, what’s the average time to get a deal found, under contract, and get paid? Does this timeline also go for the Commercial BackFlip?
    I’d like to get paid in 30 days or less. Is this possible? I know it depends on how much work/time I put into it. I am willing to put in the work & time. Please, be honest with me.
